Village of Sussex — Plans for more than 200 new homes to be constructed in the village within three to four years were presented to the plan commission at its Thursday, Feb. 19, meeting.
About 147 of them will be built by Willliam Ryan Homes Inc. in a high-end subdivision developed by Art Sawall over three phases in the N5600 block of Maple Avenue near the village’s community center.
Another 57 homes are slated to be built on a 40-acre parcel that is in the process of being purchased by developer Mike Kaerek.
The property is located north of Good Hope Road and west of Woodside Road. There would be access points from the newly developed subdivision into the Pine Ridge subdivision off Good Hope and Woodside Roads.
However, the property is located in Lisbon and will have to be attached to the village prior to development, according to village officials.
Both proposals have a series of regulatory reviews and hearings before the commission can make a final determination whether to approve the developments.
Sawall, a Brookfield developer and computer software entrepreneur, is expected to clear one of those regulatory reviews this week when the village board, on Tuesday, Feb. 24, acts on a recommendation from the plan commission to rezone some of the property along Maple Avenue to clear the way for his development.
Sawall acquired much of the property from Waukesha State Bank, which took it over from another developer whose plans for a residential subdivision fell victim to a crashing real estate market and internal legal problems within the development company. Sawall also purchased an adjoining parcel of land from the village that included the community center.
Village officials plan to move park and recreation staff and senior programs from the community center into the new village civic center when it is completed.
Sawall has also been negotiating with representatives of a condominium association that has land adjacent to the proposed subdivision. Some of the condo owners have been unhappy with both the village and the previous development because they did not feel the developer fulfilled some of the promises that had been made regarding the condominium properties and the adjoining land.
Sawall told the plan commission on Feb. 19 that he was working out an agreement with the association regarding ownership and maintenance of a pond, a club house, and an access road that borders the properties.
Nate Wynsma of William Ryan Homes explained there would be three different size lots in the subdivision. He side the size and design of the homes would vary depending upon the lot upon which the home was built.
He said the homes would range in size from 1,900 square feet to 5,000 square feet. He said many of the homes would have options for additional family rooms or in-law living quarters built into the homes in addition to various size garages. Nearly all of them would feature walk-out basements.
He said the prices of homes would range from approximately $300,000 to $600,000, depending on size of the home, the lot, and amenities added to the home.
